Understanding the Different Inspection Types
The inspection you need will depend on whether you're purchasing, renting or moving into a property.
Pre-Purchase Timber Pest Inspection
A Pre-Purchase Timber Pest Inspection is specifically intended for people considering the purchase of a property.
The inspection is carried out in accordance with AS 4349.3—2010 and focuses on accessible evidence of timber pests, timber pest damage and conditions that may increase the risk of timber pest problems.
This may include assessment for evidence associated with:
Subterranean termites
Timber borers
Fungal timber decay where applicable
Previous timber pest activity
Visible timber pest damage
Conditions conducive to timber pest activity
A written timber pest inspection report is provided following the inspection.
This is not a building or structural inspection.
Rental Pest Inspection
A Rental Pest Inspection is intended to assess a rental property where pest activity is suspected or has been identified.
Unlike a Pre-Purchase Timber Pest Inspection, this is not an AS 4349.3 pre-purchase inspection.
Depending on the circumstances, we may assess for signs of common pests such as:
Cockroaches
Ants
Rodents
Fleas
Bed bugs
Spiders
Other relevant pest activity
The purpose is to help identify the pest involved, areas affected and conditions that may be contributing to the problem.
Moving Into a Property Pest Inspection
A Moving Into a Property Pest Inspection is designed for people who want a property checked for common pest activity before or around the time they move in.
This can be particularly useful where the property has been vacant, previous occupants had pets, the pest history is unknown or signs of pests have already been noticed.
Depending on the circumstances, the inspection may consider common household pests, rodents, fleas, bed bugs and other relevant pest concerns.
Where pest activity is identified, we can discuss whether treatment or other action is appropriate before or after you move into the property.
